Preliminary/Commitment Reports

We undertake a search in the electronic title plant for property index (PI) and general index (GI) and examine the results in order to prepare the Preliminary/Commitment Reports.

Policy Production

Policy production process generates Short Form, Long Form and Owner Policies in the client application. Information is extracted from the Policy Package (Title Prelim Report) and entered in the client application. Editing is done to the policy adding exceptions and endorsements as given in the Policy Package/Prelim report.

Current Owner/Two Owner Searches

A title search confined to the present title holder of a specified property or last deed for consideration. Report includes Deed Information, Open Mortgages, Involuntary Liens, Real Estate Tax Information including Assessed Valuation, Special Assessments, Judgments, etc. A title search confined to the previous title holder of the property. Report includes Deed Information, Open Mortgages, Involuntary Liens, Real Estate Tax Information including Assessed Valuation, Special Assessments, Judgments, etc. Historical searches up to 30 years can be done at an additional cost.

Legal & Vesting Report

A legal and vesting report will include property address and location information, the full legal description as per the deed, vesting information and the tax status.

Deed & Mortgage Report

This report will contain details about the latest vesting deed and also all the open mortgages on the property.

Liens & Judgment Search

This report will list all the active liens on the said subject property and the unreleased judgments on an individual.

Update Search / Datedown

A Update or datedown shows newly recorded information from prior search records through date to newest records through date.

Trustees Sale Guarantee

The Trustee Sale Guarantee (TSG) is a title guarantee issued at the start of foreclosure. This report will contain current owner of record vesting, judgments, liens and encumbrances, priority of foreclosing mortgage, bankruptcy case information, property tax information, parties required by law to be notified of foreclosure, property address verification, and newspaper entities for publication.

Abstract Keying

Preparing the commitment report by keying data into the title production system from the title abstract report.

Property Reports

A detailed search report on information such as present ownership, legal description of the property, any existing liens or unpaid taxes, any easements, and other covenants, conditions, or restrictions to be taken into consideration before issuance of the policy for purchase and refinance transactions.

Closing services

HUD1 Preparation

This report is prepared in accordance with the lender’s closing instructions requirements, by compiling and gathering lender fees, third party, borrower and settlement agent fees and various other costs and fees associated with the financing of a property.

Title

Mortgage Recording Support

We record the deeds showing the legal ownership of real property (SFR’s, Condo’s, apartment buildings, etc. with the Division of Land Records, Office of the City Register.

Closing package review

Our post review ensures the closing package meets with the quality requisites defined by the client. Also all the documents are stacked as per the client requirement.

Lien release/ Payoff

On authorization from the borrower, we request payoff from the financial institution and ensure this is being tracked until we receive it.

Tax Delinquency Information

We research the as on date tax status on the property, if it is current or delinquent; if delinquent gather all the appropriate redemption details through a phone call to the tax collector.
